    Welcome to Independent Property Owners. By using the Independent Property Owners website (The site) you accept and acknowledge that  you are subject to the following terms and conditions (The terms).

    You should read through the Terms carefully; they constitute a legally binding agreement. You are contracting with Independent Property Owners ("we" or "us"). If you do not fully agree to these Terms, you may not access or otherwise use the Site.

    Law and jurisdiction

    These Terms of Use are governed by law of England and Wales, and the courts of England and Wales will have exclusive jurisdiction over any claim arising from, or related to, a visit to our site (although we retain the right to bring proceedings against you for breach of these terms in your country of residence or any other relevant country). You agree to comply with all applicable laws, statutes and regulations concerning your use of our site. Each and every booking carried out on, or as a result of use of, the website is deemed to be completed within the United Kingdom and therefore shall be governed by and interpreted in accordance with the law of England and Wales.

    Bookings and Payments

    Any bookings or payments made to Independent Property Owners are non-refundable unless otherwise stated. All payments are in advance as stated in the booking instructions sent to you prior to you making any payment.

    Minimum Age

    You are required to be 18 yrs or over to make any bookings on our website as per contract law in England and Wales.
    You will be confirming to be at least 18yrs old to use this website to make any payment.

    Cancellation Policy

    We have a "Zero" Cancellation policy. Any bookings or reservation, once made, cannot be cancelled.  Please ensure you are happy to proceed before you make any bookings and subsequent payment on this website.

    Confirmation of Booking

    We will confirm all bookings in writing to the Client by email.

    Check-ins & Check-outs
    Check-in at the Apartments is at  3pm on the day of arrival. Late check-in incurs a £50 Delayed check-in charge. A check-in after 8:00pm incurs an additional £50 late check-in charge. A missed check-in will incur an automatic  £100 charge. Proof of Identification in the form of a valid Photo Passport/National Identity Card will be required prior to check-in.
    On the scheduled day of departure, Individuals are required to vacate the apartments by 11am. If Individuals fail to vacate by this time, an automatic penalty charge of £500 will be charged. Additional nightly stay is not possible if not booked in advance.

    Inventory and General Apartment Conditions
     Discrepancy following departure will  incur a charge.

    Loss and damage
    Guests are advised to insure their personal property as We cannot be held responsible for any loss or damage to personal property howsoever caused.

    Documentation
    Guests will undertake to complete all documentation, as We shall reasonably require.
